Reviews decide what you can charge the owner

If you manage short-stay properties — villas in Bali, apartments in Bangkok, holiday homes in Phuket — your business model sits on top of one number: the review profile of each unit you manage.

Owners hand you their property because you promise higher occupancy and higher nightly rates than they could achieve alone. Both of those are decided by Google reviews. A villa with 80 recent reviews at 4.9 books out months in advance at a premium rate. A villa with 6 reviews at 4.3 sits empty for a week each month, and the owner starts asking what you are actually doing.

Every guest who checks out happy and does not leave a review is lost revenue for the unit, for the owner, and for your management fee. You already delivered the stay. The reviews are the proof that lets you charge what the property is worth.

The problem at scale

An individual villa owner can chase guests manually — a message here, a follow-up there. You cannot. You are running 20, 30, 50 units. Every week brings dozens of checkouts. Every guest is a review opportunity. Every one that passes without an ask is a review the unit will not have when the next prospect searches the area.

The volume is the whole problem. At 50 units with an average three-night stay, you have roughly 100 checkouts a week. No admin team can personally follow up with 100 guests on WhatsApp, at the right moment, with the right tone, and stop politely when they reply. That is a job for a system, not a person.

How it works

Guest checkout is the trigger. When a guest leaves, ScoreJack asks them for a review on WhatsApp — automatically, politely, at the right moment.

The sequence:

  1. About two hours after checkout, the guest gets a warm WhatsApp thank-you with a one-tap link to the property's Make-It-Right page, where the Google review button sits. They have just left, the stay is fresh, and the impulse to say something nice is at its peak.
  2. No review in 48 hours? One gentle nudge.
  3. Still nothing at seven days? One final ask — then it stops forever.

It stops instantly on any reply, link click, submitted feedback, or opt-out word — and tapping the link is itself a stop. Every guest gets the same link — no gating. Messages send during business hours only, paced like a person.

Connecting your property management system

How this works across a portfolio

An account is tied to one Google listing, because that is what a review request points at. If every unit you manage has its own Google Business Profile, each one needs its own ScoreJack account — and if your portfolio is large enough that this is unwieldy, talk to us before you sign up and we will work out the arrangement with you.

The unhappy customer has somewhere to go

The link does not go straight to Google. It opens your Make-It-Right page, which offers two things side by side: a Google review button, and a private message that goes straight to you, under "Something not right? Tell us and we'll make it right."

Every customer sees both. We never ask how they felt first and then decide which to show — that is review gating, and it breaks Google's rules. It is not a filter and it is no guarantee. It is a chance for someone to raise a problem with you directly instead of on your profile, and when they take it their words reach you by email straight away, while it is still fixable.

If you invoice after the work, a paid invoice is a better signal than a completed job: it means the work is finished AND the customer was happy enough to settle.
